General Manager’s Report

Darrell Ransdell (335-7869 ex. 1756)

POA Operations –The cooler weather fall brings is a welcome respite from the very hot and dry time we experienced this summer. During October, the POA will complete the operating and capital budgets and projections for 2007, which will help guide us through the coming year. The village is less than half developed and sold, so the increasing demands for maintenance and services are challenges, which we will project in the budget. The Finance Committee will review the budget and make recommendations to the POA Board for approval. The financial statements of the POA are presented monthly at the Board meetings and are available to property owners on request. If you have questions regarding the operation or related financials, please call the POA office for help. You may also contact a member of the Finance Committee or the Board if that is your preference.

Golf Course – Our Golf Course Maintenance department has identified several significant
projects to improve the appearance and play on our golf course. The area around #15 green will be reworked to improve both appearance and play. The White Tee on hole #18 will be lengthened and widened to better accommodate the amount of play this tee box receives. The Bridge over Roark Creek on #7 hole will have the deck replaced and new guard rails installed for appearance and safety improvements. Other projects are being considered as time and our finances dictate.

Fall is in the air and it’s time for scary goblins, wonderful Thanksgiving dinners, and the magical time of Christmas; so please review the events calendar every month for Holiday parties.

Below are events scheduled in October:

Yoga/Pilates are now offered every Monday and Wednesday from 2:00 p.m. to 3:00 p.m. in the Birdie Room. The cost is $8.00 per session.

Come Play Mah Jongg! This tiny tile game will be taught by JoAnn Mitchell every 3rd
Monday of the month, however, it is essential you began learning the game early. Join JoAnn October 16th from 10:00 a.m. to 3:30 p.m. in the Clubhouse. Plan to eat lunch at LedgeStone Grille and bring one dollar for tea and coffee. Call JoAnn at 337-8319 with questions.

Halloween isn’t just for kids, so plan to attend StoneBridge’s Halloween Party
Location: LedgeStone Grille
When: October 27th
Time: 6:30 p.m. – 9:00 p.m.
Food: Light Hors d’oeuvres with cider, tea, coffee, & water
Drinks: Spooky Spirits with extra cost includes:

Prizes: Ugliest costume, most embarrassing costume, most original costume,
the costume that took the most work, the costume that took the most nerve to
wear and, of course, the Best of Show costume.

War Eagle Arts and Craft Fair is October 19—22. War Eagle is nestled in a scenic little
village, 13 miles east of Rogers, Arkansas. You will experience professional trend setting
craftsmen that produce all original, handmade work. Live bluegrass music is also an attraction for many people. War Eagle Mill serves breakfast and lunch. If anyone is interested in car pooling, I would be delighted to organize the trip. Please let me know by Monday, October 16th.

Thanksgiving Dinner at Nicol’s Fine Dining is November 23rd from 11:00 a.m. to 4:00. Thiswonderful meal is only $18.95 per person. Please make reservations early; they are expecting a large attendance.


Golf Course Superintendent

It seems like just last week we were having 100 plus temperatures and now I’m thinking about fall and winter projects. Over seeding is coming to a close and hopefully all that new grass is starting to pop. We’re still having problems with armadillos. The cold temperatures will help, as the food chain will start to go deeper. The fall is a great time to play golf with great temperatures, as well as, the golf course. Our fall projects will not be in the way and aerification will not happen again until around the first of November. So come enjoy the course and watch your course continue to go forward.


GOLF PRO

September was a very busy month. I would like to thank all of the members for your patience and support with all of our tournaments and events. Now that the weather is getting cooler we are experiencing high traffic from outside players. As the days get shorter, October will feel like a busy golf month. Remember, you may schedule tee times two weeks in advance. This is also the last month to participate in the Men’s, Ladies, and Couples leagues. The Men’s and Ladies leagues are at 9:00 a.m. and the Couples league begins at 4:30 p.m. We are holding an open couples event on October 14th & 15th. The entry fee is $275.00 and it includes two rounds with cart, two lunches, a dinner, door prizes, and pay-outs for each golfer. The couples’ event is filling up fast. To enter please contact the pro shop.

Our Club Championship will be held on October 24th and 25th. There will be gross and net winners for this event. The gross winners will receive a trophy. Last years winners were Mary Gillespie (women) and TA Morrison (men). Don’t forget you must use all pro shop credit by the end of the year, so please come in and check out our fall apparel and my end of the year club specials. Thank you!


Architectural Control Committee (A.C.C.)

The A.C.C. has had several requests lately regarding the clearing of vacant lots. The A.C.C. defines clearing as complete removal of all trees in the process of constructing a residence. Building permits must be purchased before any clearing begins. We do allow the
removal/cleaning of under brush and debris. This is by request only per individual lot.
Permission must be received from the A.C.C. before any removal/cleaning is attempted. Trees 4 inches and smaller in diameter may be removed, as well as, dead and/or diseased trees. All debris resulting from this removal/cleaning must be removed within 30 days.

The work activity for contractors in StoneBridge Village is from sun up to sundown. Contractor work is prohibited on Sundays and national holidays. If you hear noisy work on a construction site between sundown and sun up or on Sundays and national Holidays please contact StoneBridge security.

Trash containers continue to be stored outside at some residences. All trash containers for one or two family dwelling shall be stored inside garages, basements, or fenced privacy areas adjacent to the home, which are approved by the A.C.C. Trash cans are not to remain in the driveway or on the street more than one day after trash pickup.

The ongoing landscaping and beautification program by MPI has added great aesthetic beauty to StoneBridge Village. There are those that seem to want to drive their vehicles through some of these well-manicured areas. This not only damages the grass, but the irrigation piping and sprinkler heads in the area. All residents are asked to report to security anyone observed damaging these beautiful areas. The repairs are very expensive and are paid for by each and every one of us.

There are sign requirements in StoneBridge. The signs are to be 12” x 12” or 144 square inches. No advertising or political signs are allowed. Approved signs are to be placed on street side of the property and if the property adjoins the golf course, one can be placed there. No more then one (1) sign may be displayed in front and rear of the property. The signs must not be on the golf course or common property of StoneBridge Village. Signs should not be nailed to trees. Signs found not in compliance with these requirements will be removed.


Advisory Committee

The Advisory Committee met August 24, 2006, to discuss the change by the SBV Board of
Directors to modify our proposal for increased Security Staff at theWest Gate. In a work session with our committee, the POA General Manager Darrell Ransdell and the Supervisor of SBV Security Don Dobson developed an alternate security enhancement plan. SBV is presently researching additional East and West Gate overhead lighting with White River Electric to improve the operation of the digital security cameras. We thank the Board of Directors for their concern and action on such an important aspect of safety for SBV residents.

Other topics of discussion included additional load size signage for truck traffic entering the West Gate, the continued repair and beautification of SBV common property along roadways, the continued progress of the Heritage Garden, and the issue of who is responsible for the flushing and maintenance of SBV fire hydrants. In addition, as per our last recommendation of swimming pool lighting, the General Manager is researching the addition of motion sensor lighting for the Clubhouse swimming pool to improve safety and for security concerns.

The next Advisory Committee meeting is scheduled for Thursday, September 28th@ 9:30 a.m.

September 5th was our regular scramble/meeting/luncheon. After golf and lunch, Kay Russell made sure we had all our ducks in a row for the LedgeStone Ladies Classic on Friday. Two teams tied for 1st with a 68 and after a card play-off winners were:
1st Mary Gillespie, Jody Jennett and Pam Hunt 2nd Kay Russell, Bev Heckman, Bonnie Ransdell and Shannon Hunt 3rd Gae Redford, Sandy Copperstone, Susan Warner, and Patty Lund Invitational September 8th – Our 6th annual LedgeStone Ladies Classic was a great success. 56 teams played a 2 person scramble and event chairman Kay Russell did such a wonderful job; we had teams wanting to pay for next year just to guarantee their entry. We must be doing something right for this tournament to fill up so fast with a waiting list.

9’ers - Thank Goodness . . .

the heat wave is over and we can start our golf days at 8:30 am instead of while it’s still dark outside. Although we’ve done fairly well in August with Nell and Jean making Pars, Joan getting a birdie on #3, Sally improving her handicap by 7.9 strokes, and most of the rest of us staying with our “Bo Derek” game . . . except for Nancy making a hole-in -one on 18 (NOT!). Most of our golf problems seem to be with those stubborn GPS Carts not going where we want them to go, skidding on the grass, spending so much time running them in reverse, crashing into each other on the path, it refusing to keep our score, and
on and on. It’s a wonder we have time to play any golf (but we manage). Actually, it’s more fun to blame our golf on the carts than on ourselves.

Anyway, we also had a good time in August singing Happy Birthday to Marty, in September wishing Jane L. and Jean P. Happy B’days. Coming up, Guyana will have a lone birthday with no other 9’er sharing October, but we’ll try to brighten her day on (yikes) Friday, the 13th!

The 9’ers have been busy with an array of activities this past month: Peggy is working on her Short Term Memory; Janet is trying to keep up with her Bag Tag (thanks for picking up after her again, Tim). Eve’s been too busy lately emaili ng games around to the 9’ers to actually play golf with us. We forgive you though, Eve, since we’ve all had a blast reading about each other’s life history. JoAnn is on yet another cruise; Debbie just got back from an Alaskan cruise and is on her way to the Smokey Mountains; Janet K. has been in Santa Fe and in Key West since we’ve seen her; Ruth was in Northern CA and in October will be heading to Southern CA; Nancy traveled to Chicago; Guyana, Janet, Peggy, and Ruth worked as volunteers helping the 18’ers with their annual Invitational Tournament; Joan & Susan are competing for the most miles traveled on Route 66; Jean’s been in FL, but seems to be happy to be planted locally for now; Sheryl’s family keeps luring her to K.C.; Nell’s been returning grandkids to 3 distant states, and is now planning an escape to Eureka Springs with her sisters (and, she didn’t even invite her favorite sister!); Jane’s hopping between homes in IL and MO; Sally is back in IL and also heading for the Smokey Mountains while Marty, Emilie, Betty, and I have been nesting close to home.

And Roland says he has a hard time getting a Word-in-Edgewise with us 9’ers! I can’t imagine with so little for us to keep up with.

Myra has been to D.C. and back and Dan is more than elated with Myra’s newest announcement-------The story is that in Myra’s lifetime, she’s moved about 50 times which means she doesn’t stay too long in any one location and gets antsy after about a year or two at the most. Dan’s been holding his breath and we 9’ers get to take credit for the breakthrough---------Myra’s big announcement was that SHE’S NOT LEAVING STONEBRIDGE . . . She says, “This is what I’ve been looking for all of my life”! The reason we get credited is that it happened because of the B.D. party for yours truly. Myra looked around at all of our faces while watching events unfold, and was enveloped in the feeling of warmth & care that each of us has for one another. It was then easy to make her decision. However, we are really the ones who will benefit by having our good friend and neighbor stay with us. (P.S.: Dan, you owe us BIG TIME.)

Well, ok, Dan, our End-of-Season Golf Finale at your house on November 3 rd will be sufficient payment. Each 9’er is to bring an appetizer (or some kind of finger food) and show up by 11:30 a.m. for the festivities. I’m sure Dan has plans to leave the country that day with 20+ women coming to his house. Let the fun begin!
