General Manager’s Report

The POA Staff and Board have received requests from members to mail our monthly newsletters. This month is the first mailing and we hope to reach all members with news of our village and allow more of you to participate in the many available activities. Please let us hear your comments or suggestions and about your interests to either the POA office or Advisory Committee members.

Vote – By now you should have received your ballot for the May election of Board Members. According to the Articles of Incorporation of StoneBridge Village Property Owners Association, Inc., the purpose of the organization is to …“provide for the preservation of the values of the real estate” …“and to promote the health, safety and welfare of the residents and owners within the property.” Powers are also spelled out, which authorize conduct of the association’s business as authorized in the By-Laws and Declarations. Please keep the ability to carry out these fundamental responsibilities in mind as you consider the candidates. Staff encourages all members to participate in management of your association by voting.

Forest Lake Drive Gate - During April, we added a Construction Entrance where Forest Lake Drive ends at Keystone Road. We notified all contractors working in StoneBridge to direct construction vehicles of 5 tons or more to enter using the Construction Gate. This will greatly reduce the wear and tear on roads south of Roark Creek while the majority of Forest Lake is developing. The gate will be marked as a “Construction Entrance” and “No Trespassing” and will be open only during daylight hours during construction days.

Restaurant Hours – Please notice Bob Nicols’ article and the new hours of operation for the Grille and Nicol’s Fine Dining. The Grille is open for breakfast beginning at 7:00 a.m. daily.

Activities – Inside the entrance to the Clubhouse main floor is an SBV Event Board listing important upcoming events and activities. Denise will keep this current, and we encourage you to check this board whenever you visit the Clubhouse.
POA Committees – We include a list of committees and the members in each newsletter, as well as, meeting dates and times. All meetings are open to property owners, and we encourage you to visit. Feel free to contact members with questions and suggestions you may have about POA operations.

Let’s Go Fishing – Hidden Valley Lake, which is the larger lake in Forest Lake is now stocked and ready for catch and release fishing. Turn down Fox Hollow Road to the lake. Have your Property Owners’ card on you as this is restricted for owners, guests and people staying on property. We plan to check. There are some nice fish in the lake, so watch that the youngsters don’t get pulled in. There is still “NO” fishing in golf course ponds.

Since summer is almost upon us, you can count on planting that garden and cooking out. It is indeed the grilling season, and with this in mind; plan on attending the Memorial Day Cookout. Mr. Steve Crawford will be back entertaining and marking the start of summer.

Report on April Event

Easter Egg Hunt: What fun we had! All of you were troopers during the cold Easter Egg Hunt & Duck Race. Congratulations to Ashton Vinton (age 3) for being the 1st place winner in the duck race and Sydney Young (age 5) for being the 2nd place winner. If you see Tom Tungseth and Randa Soles, please remember to thank them for setting up for this event. Make plans to bring the children out again next year. Maybe the Easter Bunny might attend! If you know the Easter Bunny personally, or would like to volunteer, please let me know. I’ll supply everything he will need.

Mother’s Day Brunch: Treat your mom to a wonderful Mother’s Day Brunch at Nicol’s Fine Dining, Sunday, May 13th from 11:00 a.m. to 2:00 p.m. The cost is $24.95 for adults and $12.95 for children. Please call 334-1432 to make reservations and menu.

Memorial Day Cook out: Celebrating Memorial Day, join us for an old-fashioned cook out. Memorial Day is more than just marking the start of summer. Originally known as Decoration Day. Over the years, it came to serve as a day to remember all U.S. men and women killed or missing in action in all wars. Without their sacrifices, we would not be free to ask questions, to challenge our political leaders, and to take an active role in our system of government. To them, we owe an un-repayable debt. We also should remember and honor our present veterans and soldiers overseas.
After the golf scramble, please join us at the Grille for this celebration!

Voice Classes: The voice lessons with Bill Nicols have been very successful. The five-week voice lessons will end May 16th and the next session will start in July. The dates will be July, 11th, 18th, 25th, August 1st and 15th. If you are interested in participating, please let me know by the end of June. Bill Nicols has over 30 years experience in piano, voice and choral instructions. Bill holds a Bachelor of Science in Music Education and presently is adjunct professor of music at the College of the Ozarks. The cost will be $55.00 per person, which includes the five weekly lessons, syllabus of detailed notes on the sessions, and a voice fitness CD (practice CD). Fitness Orientation: Every Tuesday and Thursday at 9:00 a.m. to 10:00 a.m. in the Clubhouse fitness room (except for May 1st, May 8th and 10th). I give lessons on how the various fitness machines and weights operate. No advance sign-up is needed.

SkipBo Invitation: If you like to play cards, come join us for SkipBo. The SkipBo groups usually play the 2nd and 4th Monday of each month. May dates for SkipBo will be Monday, May 14th and due to the Memorial Day holiday, Wednesday, May 30th at 10:00 a.m. in the Clubhouse. Mah Jongg: They meet every 1st and 3rd Monday of each month at 10:00 a.m. to 3:30 p.m. in the Clubhouse. If you have any questions, please call JoAnn Mitchell at 337-8319.

Handwork Group: If you have a handwork project (knitting, crochet, sewing quilting, whatever) stuffed away either because you ran into a snag, or perhaps lost interest, consider dragging it out and bringing it to the clubhouse. The handwork group meets on the 2nd Wednesday of the month at 1:00 p.m. to 4:00 p.m. in the Clubhouse. Come and meet new people, get back to that project, maybe get help and even learn something new. Men’s Day Out: Get together with your fellow StoneBridge neighbors every 1st and 3rd Friday. Game Night: If you have not attended game night, you are missing out on some socializing fun. The next Game night will be Friday, May 11th at 6:30 p.m. in the Clubhouse Par Room. June Event

Hawaiian Luau Party: Mark Your Calendars - Aloha Party! Friday night, June 8th
Come join us for a tropical island get-away party. Experience the Aloha of a real Hawaiian entertainer. David Lomond and his family will dazzle us with his singing, dancing, and comedy by way of Honolulu, Hawaii. The Luau Party and Dinner Buffet will start at 5:30 p.m. David Lomond will perform promptly at 6:00 p.m. to 7:30 p.m. Luau will continue till 9:00 p.m. with kid’s crafts, contest, and much more. Cost of event and menu will be displayed on the SBV Event Board in May and announced in June’s newsletter.

Monthly Member Buffet Social: Join us every month beginning June 26th at 6:30 p.m. to 8:30 p.m. for Member Buffet Social. This event is for members only to have dinner, drinks and visit with each other. Cost will be $20.00 per person inclusive (includes tax and gratuity). Menu and more information will be displayed on the SBV Event Board in May and announced in June’s Newsletter. We encourage new owners to attend so we can welcome you to our community.

I think its spring. At least it was spring. The worry now is what happens to all the freeze damaged plants. The best advise I can give you now is to be patient, mother nature will let them come back and show you what needs to be pruned back. As many of you have seen, our fairways have totally gone back dormant. I’ve seen this twice since I’ve been here; they will come back, but in the meantime, we’ll be back on the mats on the driving range and our par three tee’s will take a terrible beating.

I have been getting questions regarding the bathrooms on the course being locked. All of LedgeStone’s golf carts have keys to unlock the restrooms. If you are a homeowner with his or her own cart, inquire at the pro shop and they will give you a key for your personal cart.

Rules Quiz

Reggie hits his tee shot on number 11 on the green. He marks his ball. Reggie then replaces his ball on the putting green and the ball is at rest. Before he addresses the ball, a sudden gust of wind blows the ball further from the hole. Reggie plays the ball from its new position and makes the putt. He marks down a 2 on his score card and proceeds to the 12th tee. After hitting his tee shot, his fellow competitor Gene questions his score for number 11.

What is Reggie’s correct score for #11?
A) 2
B) 4
C) Disqualified
D) There is no score. Reggie must go back to number 11 and replay his putt.

Last month’s answer: It depends if the snake is dead or alive. If the snake is alive, it is considered an outside agency. If the snake is dead, it is a loose impediment.

Basic Training:
It is finally spring and that means that you are trying to hone in on a good golf swing that you know lies deep down within you. In doing so, rather than focusing on your swing mechanics, try building a solid foundation for your golf swing. Ask the pros what they are working on and 9 times out of 10, it will have to do with the basic fundamentals. Coincidentally, thinking of the pros will help you in remembering the pre-swing fundamentals. The acronym PGA (Professional Golfers' Association) can also refer to Posture, Grip and Aim. The key to mastering these fundamentals is to incorporate them into your pre-shot routine. A fundamentally sound set up will not guarantee you a perfect swing, but weak fundamentals will make it impossible for you to improve. Here are some helpful tips on the pre-swing fundamentals (P.G.A.):

Posture: Be balanced with your chin up, chest out, rear end out, knees slightly bent and weight over center or on the balls of your feet.

Grip: Grab club with the left hand first, holding it mainly in the fingers not in the palm. Then place your right hand on the club by putting the lifeline of your right palm against the side of your left thumb. You want the hands to tie in together and act as one unit.

Aim: Line up your body to an intermediate target rather than something 150 to 200 yards away from you.

When you get the basics down to a point where they become second nature on every shot, then you can turn your attention to the in-swing mechanics.


The date for the Sticks & Stones Junior Golf Clinic has been set. The clinic is Monday July 9th through Thursday July 13th. It will be structured the same as it was last year. I would like to thank The LedgeStone Ladies Golf Association for their generous donation of $800.00 dollars to this program. Their 2006 donation fueled the program last year and was the main reason for the clinic’s success. Thank you to all members who participated in the fundraiser this past month. The Lost & Found Dinner & Auction was a success and you made it profitable. The foundation raised over $2,000 after expenses were taken out. Next year’s Lost & Found Dinner & Auction we will be presenting a $2,000 college scholarship in LedgeStone Country Club’s name. Congratulations to Charles Whitfield for winning the $1,000 cash giveaway.

It seems like the weather is changing again and hopefully, it will last this time. We have a lot of tournaments scheduled for 2007. Many of our events are open to the public. I would like to announce that our dues paying members will receive a reduced rate on any event being put on by the Pro Shop. Some of these events include The Sticks & Stones Junior Golf Clinic, The Two-Man Match Play Invitational, The First Shot Couples Event, The Last Chance Couples Event and The Wings Golf Scramble. The Gridiron Golf Classic is rapidly approaching. If you are interested in volunteering, please call the Pro Shop at 417-335-8187.

Developer News

The Sales and Marketing Department is ramping up for a busy summer and fall season at Stonebridge. Many of our marketing programs are beginning to come into full swing and the results will surely produce a record number of Nightly Rental Guests and Property Preview Guests that will culminate in many new StoneBridge Owners.

One of our major new additions this year is the "Your Home in the Ozarks" Magazine. This is an all- advertorial magazine featuring predominately StoneBridge plus other MPI developments in the area. Each edition will also feature articles about areas of interest in the Branson area. Rack distribution throughout SW Missouri is being completed and many of you may have seen it inserted in the most current issue of 417 Magazine. We are always seeking new distribution points for our racks, if anyone has availability or ideas of a possible distribution point, please contact Debra Wiskirchen in the MPI Marketing Office at 335-3518.

We would also like to introduce our new project director for StoneBridge, Lynette McBratney. Lynette comes to us from the Branson Landing project and has many years of sales experience in the real estate industry here in Branson. Lynette's office is in the Welcome Center and she would love to answer any questions you might have about real estate sales at StoneBridge or receive any referrals you might have from friends or family interested in real estate at StoneBridge.

The new amenity core is being constructed currently at the Lodges at Fox Hollow Lake. These new amenities will include a large covered pavilion that includes a full kitchen with a food prep area, new swimming pool, basketball court, volleyball court and outdoor barbeque. There will be ample parking in front of this new area and landscaped sitting areas will be included as well. The scheduled completion of these new amenities is June 15th, and we already have several functions booked to use this area this summer. These amenities will be available for all StoneBridge owners and guests for family reunions and other gatherings....please contact Denise at the POA office for availability.

Several new single-family homes are being completed in the Forest Lake area of StoneBridge and you will see open house signs springing up as they are complete....stop by and say hello and take a look at these beautiful new homes.

A.C.C. (Architectural Control Committee)

The construction activity in StoneBridge Village continues to increase. The committee issued building permits for 41 single-family houses from March 2006 through March 2007.We issued building permits for five Lodge units in Forest Lake Subdivision.

The same time frame for the previous year March 2005 through March 2006 reflects similar construction activity although not as many single-family houses were constructed.
There were eight Fairway Villa four-plex units constructed, five Fairways six-plex units constructed, 35 Lodges with two-bedroom units constructed and 2 Lodges with four-bedroom units constructed. There were 15 single-family homes constructed.

We accepted seven requests for building permits during the April 12, 2007 meeting. So, the activity continues.

We have 24 building contractors and 10 Landscaping companies conducting activity within StoneBridge Village. For a list of these builders and landscapers, contact the P.O.A. office. This list does not imply any recommendation of any builder or landscaper. We review the contractors and landscapers throughout the year for compliance of StoneBridge Village covenants and rules and regulations.

Finance Committee

Roger Radebaugh (417.334.0454)

Operating results, before depreciation and interest expense, for the year’s first quarter were $39,000 BETTER than budget by $42,500 even with some unseasonably bad weather in January and February.

Other income for the quarter was better than budget by $14,600 due to strong income from ACC permit fees and road impact fees.

Pro Shop revenue is actually better than budget by $9,000, while expenses are under budget by $29,000 (hourly wages), resulting in a net favorable impact on operating results of $38,000.

Golf course maintenance expenses total $153,000, $17,000 over their budget. This was primarily due to chemicals, trees, and supplies exceeding budget for the quarter. Security expenses were $3,000 better than budgeted.
Total rounds of golf for the quarter were 1,875. This compares to last year’s total 1,357 and 2005 of 2,090.

Advisory Committee

The Advisory Committee met on Wednesday March 28th. We discussed the repair of the West Gate Bridge and possible East Gate camera and lighting upgrades. The bridge is scheduled to be repaired the week of April 9th. Then the wood working (scrolling and keystone) needs to be crafted and finally the bridge painted. Insurance monies will pay for the repairs less 10% adjustment for depreciation. In the case of the East Gate lighting and camera situation, the gate illumination and security camera positioning is deemed satisfactory at present, so nothing will be done at this time due to budget constraints.

The committee discussed the recent series of accidents and the failure of these accidents being reported to the appropriate law enforcement jurisdiction. Since SBV is not technically in the city limits of Branson West, the Branson West police department is NOT our reporting jurisdiction. We actually belong to the Stone County Sheriff Department’s jurisdiction and all accidents, burglaries, etc. should be reported them. We also have the Stone County 911 Center available to report emergencies.

Our new member, Janella Bodden, is going to schedule a meeting with the Neighborhood Watch block captains as soon as Emily Moore returns from her winter travels. Look for further meeting announcements to come soon. The SBV Neighborhood Watch vehicle placards have been passed to Barbara Orle from StoneyKirk Subdivision for village patrolling during the month of April. If you see her driving by, wave!

The next Advisory Committee meeting is scheduled for Wednesday, May 23rd at 3:00pm.



LedgeStone Grille & Nicol's Fine Dining

Wow, I cannot believe it’s almost May! I guess with most of April feeling like winter it sort of snuck up on us! We have lots of exciting changes taking place in the restaurants. We are serving breakfast now from 7:00 – 11:00 a.m. every day. We will also offer a Sunday Brunch weekly from 11:00 a.m. – 2:00 p.m. The brunch will be $24.95 and will include carved ham, roast beef, chicken and fish entrees, vegetables and starches, an omelet station, salad bar, soup and a fabulous array of desserts and pastries. We will also have the Grille open on Sundays for the golfers.

Mother’s Day brunch (May 13th) is traditionally very busy for us, so please make your reservations soon. We truly want to accommodate everyone on property, so give us a call.

Nicol’s Fine Dining will be open Tuesday – Saturday from 5:00 – 9:00 p.m. Michael Kern, our fabulous entertainer will be performing every night we are open. I think everyone agrees that Michael’s soft and romantic music is a great addition to our restaurant.

It’s recipe time.

Rice Pilaf

2 cups converted rice
4 cups liquid (I like chicken broth)
¼ pound butter
1 tsp each salt, pepper & leaf thyme
1 bay leaf
1 cup diced green pepper, red bell pepper, yellow bell pepper & onion

Add all these ingredients to a baking pan, cover tightly and bake at 375 degrees for about 45 minutes or until all liquid is absorbed. Remove bay leaf, mix well and enjoy. The vegetables are a matter of personal taste, but the ratio of 2:1 for liquid & rice is critical.

The LLGA Kick-off luncheon and 18-hole Scramble took place on Tuesday, April 3rd in Nicol’s Restaurant.. President Kay Russell called the business meeting to order at 11:00. Bill Hasler spoke briefly, and committee chairs gave their reports. This year’s officers are:

We welcome our new members and are happy to have so many others returning. We enjoyed a very nice buffet for lunch, including a variety of salads, deli meats, soup, fruit and cookie.

At 1:00, the scramble began with 27 participants. The weather changed quickly, and the GPS system notified us to take cover (many found shelter in the restroom on #15). The game was called after 7 holes, and it took Bill awhile to figure out who the winners were. The winning teams were:

Tuesday, April 10th – The game today was Odd Holes, Low Gross. 13 ladies were eager to tee off, even though the weather was very threatening; Marilyn (14th player) was dragging her feet, but went. By the time we finished the front nine, the weather once again halted play – cold, blustery, and WET! Is this really April? Play was called after nine, and we sat in the Grille and enjoyed an early lunch, watching the bad weather unfold. Winners on the day (for odd holes, front only) were:

If you are a property owner who is currently leasing your property on a long-term basis personally or thru a management company, the following rules must be observed.

1) A copy of the lease must be on file in the StoneBridge Village POA office, along with contact information for you, the property owner, or your management company.
2) If property is leased “with use of amenities”, the lease must contain a clause transferring use of the amenities from you the owner to the lessee. Leases without the clause will restrict your tenant from using the amenities.
3) Past due assessments (which are the responsibility of the property owner, not the tenant) will result in loss of amenities for the tenant.
